Nearly every time Mike is gone from the Ranch, someone is there to collect the parking fees. This has been rather rare lately in my experience, but then I usually visit the Springs only on the weekends.
By the way, thanks for your "prescriptive easement" suggestion. Seems I'm not misunderstanding the issues after all.
