There are not too many hot springs in the U.S. that fit your strict criteria. Many hot springs are on public land and are typically administered by governmental agencies such as the Bureau of Land Management and the U.S. Forest Service. On the other end of the spectrum, commercialized hot springs are typically owned by private individuals. The one hot spring that I can think of offhand that you should contact is Goldmyer. Here is their website below. You'll find contact info and additional information there.
Since you recently posted on www.soakersforum. com, you may very well receive a response from Chuck, who is actively involved with Goldmyer and can provide you with a lot of info.
